Instructor Support:


After you enroll a licensed real estate instructor will be available for questions Monday through Friday between 9:00 A. M. EST and 5:00 P. M. EST.  

We encourage students to e-mail the instructor with questions regarding the On-Line course at instructors@cookeschool.com .  With an e-mail to the instructor, the student will have a written document of the response. 

For questions by e-mail, there is a 24 Hour response time Monday through Friday, E-mails over Saturday, Sunday or a legal holiday will be returned the first business day.

The Licensing Process
  1. Completion of the 30 hour post license course for salespersons within the first six months of licensure for active licensees and within one year for inactive licensees is required.

  2. If the student fails the course, the student must wait at least 30 days (but not more than a year) to retake the end-of-course exam.  Students failing the end-of-course exam a second time will be required to pay for and complete the entire course again.  
  3. The end-of-course exam is 140 multiple choice exam.       

How does an On-line program work?

  1. This course is composed of 7 Modules plus a review and a proctored end-of-course exam.  Each module has an assessment quiz after each lesson.   The criterion for questions in each of the lessons is 80%.  The criterion for the lesson is 90%.
  2. The course is designed with learning objectives so as the student goes through the unit, the student knows what the objectives are.
  3. As the study progress through the course, the student must finish each lesson before going to the next lesson.
  4. On each page their is a link to the on-line dictionary, which a student can search for any real estate related word as necessary.  An internet connection is a necessity to get the most out of this course. 
  5. On each page of the course is the "?" sign.  By clicking on the "?" the student can e-mail the instructor with any questions they might have.
  6. Some of the modules require outside work to be completed. The assignments are are "real world" and must be completed and reviewed by "a Reviewer" which can be your Qualifying Broker or a designee (office trainer or mentor).  If that is not possible, mail the to the real estate school and the on-line instructor will review them.   
  7. The student is encourage to use their office forms to complete the CMA, Buyer cost sheet, Seller Net sheet and contracts and all attendant forms that go with them.
  8. The assignments are NOT graded, but a part of the course and the learning process.  Here is the Reviewer Check Sheet which must be submitted to the school along with all completed assignments
  9. The course final end-of-course exam is a proctored exam with 140 multiple choice questions and the student needs to score a 70% on the Exam

Information the student needs to know before taking this course:

  1. Once the student purchases this course, the student CANNOT get a refund.
  2. The student has ONE year to complete the program. Alabama law does not allow an extension of the course beyond one year. 
  3. Upon successfully completing this 30 Hour Post License Course course the student will be able to make application for a permanent Salesperson License.   
  4. Alabama law requires that the all salespersons have to take the 30 Hour Post License course within the first year of licensure.  In order to maintain an active license, the 30 Hour Post License Course must be completed and the original (permanent) license issued within the first six months of licensure.  If the student does not take the 30 Hour Post course within the first six months the license automatically become inactive.  If not taken by the end of one year, the license becomes null and void.
  5. There is no textbooks for the course.  Students can purchase additional study material at the Cooke Bookstore or by calling the school at 800/943-9993.
  6. This course is CD-Rom totally web based.  The student can work through the course at the student's convenience. 
  7. At the time of registration for the 30 Hour Post License CD-Rom Course, the student will receive an e-mail from Americas Best, verifying the student's registration. 
  8. The real estate instructor will also e-mail the student within 24 hours of registration.  Cooke Real Estate School encourages students to e-mail the instructor if they have any questions. 
  9. Every On-Line student must agree to the following Student Affidavit : "I certify that I personally completed all assignments and that my work is based on my own personal efforts, unassisted by any unauthorized individual or resource.  I understand that receiving unauthorized assistance or tampering  with results will invalidate my course credit and may be cause of action under the real estate laws and regulations of Alabama".
  10. The end-of-course exam is not timed but the student must complete the exam complete the exam in one session.  Student will not be allowed to complete the final exam in segments. A passing grade of 70% on the proctored end-of-course exam is necessary for passing the course.
  11. If the student fails the end of course exam, the student must wait at least 30 days to retake the end-of-course exam.  The student is able to have access and review the course until the student takes the end of course exam again. If the student fails the second time the student will need to retake the On-line course again and the student will need to pay the full tuition fee again.
  12. The student is encourage to call the school to let the school be aware that they have completed the computer and all course work of the course and that student is ready to take the Proctored End-of-Course Exam. 
  13. The student must find a Proctor to proctor the end-of-course exam.  The current allowable Proctors can be any of the following:  Alabama Real Estate Appraisal Board, Alabama Real Estate Commission, accredited universities, colleges, vocational technical schools, legitimate testing centers such as Prometric or Sylvan learning, a person involved with education, a librarian, a school teach, a notary, pastor or church official.   The name of the proctor and the proctor's address e-mail to Frank Cooke .  The school will mail the exam, answer sheets, Student Affidavit , Proctor Affidavit and the "Exam Directions" to the proctor. 
  14. Once the exam is completed by the student, the proctor must mail the exam, answer sheets, Reviewer Check List, all assignments and the"Proctor Affidavit" and the "Student Affidavit " to the school.  The course exam will be graded and the certificate of completion will be mailed to the student and reported to the Alabama Real Estate Commission's C-Map.    Allow three to four business days to receive this completion certificate. 
  15. The school student records are kept for five years from the date of the completion of the course.  Student records include the student's name, the address,license number, social security number,date of enrollment, course title, records of completion of the various unit/chapter quizzes, time spend on each  unit, copies of course material including timeline and objectives, plus copies of course material (homework) that are turned in a final examination records are all kept at the school.

Objectives of the course:

Students will be able to:

  • Write a business plan, evaluate prospecting methods and the importance of good follow-up, identify ways to manage time and money, and create a database.
  • Identify the steps involved in working with a buyer.
  • Explain to buyer important issues including RECAD, fair housing, antitrust, inspections, disclosure and financing.
  • Apply good communication skills in the practice of real estate.
  • Educate the buyer during the initial meeting
  • Show property in a professional and courteous manner
  • Write a clear, unambiguous purchase agreement and create and create an estimated closing cost sheet for a buyer and seller.
  • Identify the steps involved in working with a seller.
  • Explain to a seller important issues including RECAD, fair housing, antitrust, and laws regarding property disclosures.
  • Prepare a CMA, a listing presentation and a marketing plan.
  • Apply good negotiating skills when presenting offers to a client and demonstrate the proper way to present offers and counteroffers.
  • Identify the steps involved in the completion/closing of a contract.
  • Recognize areas of liabilities and how to avoid them.
  • Identify how license law applies to that daily practice of real estate
